Utah County housing market: October 2026
The latest county data covers September 2026, released October 1, 2026. Prices are flat, homes are taking longer to sell and nearly half of listings cut their price. Here's what that means if you're selling.

What changed
- Prices held steady. The median listing price was $569,950, up 0.4% from a year ago and up 0.9% from August.
- Homes are taking longer. The median listing spent 64 days on the market, up from 59 a year ago and 58 in August.
- Price cuts are common. 1,350 listings had a price reduction in September, about 47% of active listings, compared with about 45% a year ago (our calculation from the two series above).
- Fewer new listings. 888 homes came on the market, down 12.3% from a year ago and down 15.6% from August. Less new competition helps sellers who list this fall.
What it means for sellers
Buyers have choices and time. The homes that sell quickly are priced right from day one; the ones that start high usually end up cutting anyway, after losing weeks. Get a real number before you list, and compare it with what an as-is sale would net you.
For closed sales, the Utah Association of REALTORS® reports that the median Utah County home sold for $524,000 in August 2026, with about 64 days on market (Local Market Update for Utah County).
