What moves home prices in Provo
- Location in the city. North Provo neighborhoods near Edgemont and Riverbottoms trade very differently from homes in the central and west-side grid.
- Rental use. Investors pay for income, but only for units that are legal. Provo licenses rental dwellings, so permitted status of a basement or accessory apartment changes who will buy and at what price.
- Age and updates. Much of central Provo was built decades ago. Roof, windows, electrical panel and sewer line condition show up quickly in buyer inspections.
- Timing around the school year. Homes near campus see demand from families of students and from investors ahead of fall and spring terms.
Sell as-is or list in Provo?

Yes. Investors buy occupied rentals regularly. Your lease terms, rent and the property's rental license status all affect the price, so have them ready.
Is it better to sell to an investor or list my Provo home?
