Which Utah County cities sell fastest?

Among the busiest markets, Provo is next at 42 days, then Pleasant Grove at 43, and American Fork and Vineyard at 44. A few smaller cities posted faster medians. Cedar Hills was 29 days and Lindon 40, but each had fewer than 30 sales, and with that few sales one or two homes can swing the median.

What does this mean if you plan to list?

  • Speed follows price, not just location. Buyers in every city are paying close to list. Sale-to-list ran from 96.7% to 101.0%. Homes priced to recent comparable sales are the ones that move.
  • Price drops are common. In most cities, 40% to 60% of homes had a price drop. Starting at the right number usually beats chasing the market down.
  • Your city's pace sets your timeline. A 35-day median and a 76-day median are very different plans for moving, closing and carrying costs.

What if the home needs work or was inherited?

  • Slower markets reward certainty. Where homes sit longer, an as-is sale can save months of utilities, taxes and upkeep on a house nobody lives in.
  • Condition matters more when buyers have choices. With many homes taking price cuts, a dated or repair-heavy house competes poorly on the open market.
  • Compare both paths before you decide. Put a realistic list price, minus prep costs and time, next to an as-is offer, and see which one leaves you better off.
